Liens and Filing Fees

Some people have had questions about the Lien notices and the filing fee.

Yes, the liens have already been filed by the Board. We apologize for any confusion caused by the memo on the statements sent in January and the reality that the liens were filed prior to March 1. However, they have been filed and are legally binding. The filing fee covers the actual cost of filing and releasing each lien, no more.

The Board will release a lien when the corresponding full payment is received and verified. If full payment against a corresponding lien is paid and verified prior to March 1, 2013 the Board has agreed to waive the $25 filing fee. Partial payments do not release a lien total until the entire amount of the lien is satisfied. Meaning - if you pay $100 on a $300 lien, we do not adjust the total of the lien or release the lien until the entire $300 is paid.

Liens Have Been Filed

Liens against all homeowners who are two years or more past due have been filed at the Allen County Recorder's Office.  Still Water Board sent notices of pending legal action well over a year ago.  We send statements and invoices each year.  Statements were sent when invoicing October of 2012.  We sent statements again in January 2013.  When you purchase a home in Still Water Place your closing documents instruct you of your legal responsibility to pay Association dues.  Ignorance of this requirement does not relieve you of your obligation.

It is easy to have the lien removed.  You simply pay the amount of the lien and after your check clears we file the necessary forms to remove the lien.

It is the fiduciary obligation of the board to do what it must to collect dues.  We're sorry that some homeowners have financial troubles.  The lien is not personal, it is simply an action the board needed to take to protect the integrity of our Association.  Dues notices are mailed to every address in Still Water Place on or about October 1st of each year.  Annual Association dues are and have been $97 and payable upon receipt.  Thank you for understanding and paying promptly.

Annual Meeting at St. Joe Township Fire Station

The Still Water Place Community Association's Annual Meeting is tonight at 6:30 to 8:30 p.m. at the St. Joe Township Hall / Fire Station (corner of St. Joe Center and Maplecrest).

We were able to get the key at just now -- so we will meet as planned at the Trustee's Office / Meeting Hall.
Food and drink at 6:30 p.m.  Meeting begins at 7:00 p.m.

Annual Meeting Notice

Annual Meeting
Open to all Still Water Place Community Association homeowners.

November 12, 2012
St. Joe Firehouse
6:30 to 8:30 p.m.


Agenda:
·           Free Sandwiches and pop while supplies last!
·           Treasurer’s Report (how your dues were spent)
·           President’s Report (past year’s activities)
·           Speaker:  Attorney Nick Harsh – Changing Covenants – Learn what the law says, the reality of change and consensus requirements, and cost in time and money. 
·           Open discussion:  Should we add more stop signs to slow traffic? 
·           Open discussion:  Should we lower the speed limit from 30 to 25?
·           What should we be working on over the next year?
·           Slate of officers will be presented by the board for homeowner vote.
·           Remember to keep vehicles off the streets when snow or ice is a potential.  This makes it easy for our streets to be cleaned.
·           Remember to Scoop The Poop!  Clean up your pet’s waste!
·           Sheds – What you can/can’t do.
·           Be a Block Booster – Report for your block (home sales, abandoned cars or houses).  The term is one year – email or call in reports.  It’s easy!
·           If you’re interested in joining the board please attend the annual meeting, bring contact information to leave with the secretary.  We need you to volunteer as at-large members and learn for one year before assuming officer positions.  It’s your neighborhood! Only 1 – 4 hours a month can make a real difference.
·           Individual questions – we’ll do our best to help as time allows.

Attend the annual meeting November 12 to learn about your neighborhood, its challenges and successes.  Be a good neighbor by getting involved.

Our Goal:  Protect property values for all – encourage a safe and happy community.

New Accounting Firm Hired

The board determined that a change was needed in one of our contractors.  As of July 1, 2012 the board hired LTS CPA Group LLC as our Accounting firm for Still Water Place Community Association.   When you receive your dues reminder this October it will come from their office.

Curb and Accessible Ramp Repairs

It was reported to the board secretary today by a resident that the accessible ramp at Meadow Hills and Bass Wood is in need of repair.  It is difficult to use and may be hazardous.  Please use caution in this area.  

The Fort Wayne Street Department has been notified.  The process to expect was explained.  Much like the curb repair requests we made previously, each request is considered a "petition" that we send to the City.  They do not have enough money in the budget to make all the street and curb repairs that are needed.  As a result, they take the petitions and sort them in order of when they were received and by importance - determined by the Street Department.  


It can take up to a year from petition before the repairs are made.  
So, it's a great idea to report your issues as soon as you notice them, since the response time will be significant.  

A previous list of curb repairs was gathered and submitted.  We have no further information to report at this time.
